Behind the Build: Transforming a Dutch Colonial on West Newton Hill

Their vision was clear: transform a dilapidated structure into a warm, functional family home that honored its 1920s character while supporting modern living. What followed was a comprehensive reimagining that required both thoughtful design and careful problem-solving.

The project ultimately became a full gut renovation, paired with three strategic additions and the construction of a new garage. Early in the process, unforeseen structural issues revealed themselves. Portions of the original foundation crumbled during construction, requiring partial reconstruction to ensure the long-term integrity of the home. At the same time, the non-conforming lot necessitated zoning relief to allow for the expanded square footage – an important step in realizing the clients’ goals.

The first addition extended the living and dining rooms, creating a more generous footprint and opening up the first floor for comfortable, open-concept living. This expansion allowed for better flow and connection between spaces, while still maintaining a sense of definition appropriate to the home’s architectural roots. Off the newly expanded dining area, sliding doors now lead to a side deck, which is also accessible from the front of the house.
The second addition, located at the rear of the home, introduced a much-needed mudroom. Designed with a family of four in mind, this space provides durable storage and organization while serving as a functional transition zone between the house and yard.

The third addition took advantage of the existing footprint by transforming what was once attic space above the kitchen into a full primary suite. This second-story addition created a private retreat while preserving the home’s overall scale and street presence.
Finally, a new garage replaced an existing structure that had fallen into disrepair, completing the transformation. The finished home seamlessly blends fresh, modern design with carefully considered details that reflect its original era, resulting in something both timeless and deeply personal when approached with intention.
