What amenities do you expect and enjoy when you stay in a hotel or guest house? That’s a good place to begin. There is a fine line between comfort and excess when planning what’s appropriate for guest spaces. The sweet spot is finding the right balance.

There was a time when a dedicated phone line or even cable TV access was quite an impressive feat for a guest house. Today, technological access is necessary and includes bringing in an A/V Integration team during the pre-wiring phase. Wi-fi connectivity aside, other amenities to consider are multi-zone audio, multi-room entertainment systems, and smart appliance networking. 

• Beds and Bathrooms 

Guests always appreciate well-appointed bathrooms with high-end finishes and amenities, such as a rain showerhead, heated floors, etc. Providing ample storage space for guests’ items is also essential. Guests may only sometimes recall the details of a bedroom, but a carefully conceived bathroom has the potential to leave a lasting impression.

Regarding sleeping accommodations, some homeowners will determine the number of beds needed by doing some “model forecasting” on how many guests they’ll expect on average. A simple exercise is to consider the immediate friends and family who often stay in the guest house and determine how many beds are needed to accommodate the adults and children. While it’s not doctrine, creating a primary bedroom semi-isolated from the rest of the bedrooms is what most homeowners choose for arrangements.

If your guests would appreciate warm sunshine and the sound of the wind whispering through the trees while showering, outdoor showers and washrooms are an oasis unto themselves. Outdoor wash areas provide a wonderful experience for guests but also help keep the inside of the guest house clean.

Many people like to start their days, even while on vacation, with some physical activity. Guests who are fitness enthusiasts appreciate a small home gym or exercise studio in the guest house; this can include treadmills, weights, yoga mats, and spaces for stretching.

While guests will likely dine in the primary residence, having a small kitchenette in the guest house can be convenient for guests who want to prepare snacks or breakfast. 

• Outdoor Living Spaces

Take advantage of beautiful surroundings by providing a relaxing, quiet space for guests. Outdoor living spaces, such as patios, decks, or screened-in porches with comfortable seating and dining areas, are often used most.
