What amenities do you expect and enjoy when you stay in a hotel or guest house? That’s a good place to begin. There is a fine line between comfort and excess when planning what’s appropriate for guest spaces. The sweet spot is finding the right balance.

There was a time when a dedicated phone line or even cable TV access was quite an impressive feat for a guest house. Today, technological access is necessary and includes bringing in an A/V Integration team during the pre-wiring phase. Wi-fi connectivity aside, other amenities to consider are multi-zone audio, multi-room entertainment systems, and smart appliance networking.
- Beds and Bathrooms
Guests always appreciate well-appointed bathrooms with high-end finishes and amenities, such as a rain showerhead, heated floors, etc. Providing ample storage space for guests’ items is also essential. Guests may only sometimes recall the details of a bedroom, but a carefully conceived bathroom has the potential to leave a lasting impression.
Regarding sleeping accommodations, some homeowners will determine the number of beds needed by doing some “model forecasting” on how many guests they’ll expect on average. A simple exercise is to consider the immediate friends and family who often stay in the guest house and determine how many beds are needed to accommodate the adults and children. While it’s not doctrine, creating a primary bedroom semi-isolated from the rest of the bedrooms is what most homeowners choose for arrangements.
