Behind the Build: A Modern Lakefront Retreat
August 29, 2025There’s something timeless about a cottage on a New Hampshire lake – the still water, the wooded shoreline, the feeling of escape. For this project, two aging cottages stood on a stunning piece of property. While the setting was perfect, the homes themselves needed more than a facelift. The challenge? Respect local zoning rules, preserve the spirit of lakefront living, and create something fresh, modern, and inviting for both family and guests.
The original cottage sat right on the water’s edge. Zoning required us to rebuild within the exact same footprint – but instead of limiting the design, it opened the door to creativity.

The new main home now feels expansive, with open living areas, soaring ceilings, and walls of glass that frame breathtaking lake views. A dramatic three-sided fireplace anchors the living and dining spaces, while sleek, nearly invisible doors keep the focus on the scenery. The kitchen – designed for true cooks – combines function with style, while a double-height glass wall and second-floor catwalk deliver the wow factor. Every space feels connected to the lake, making even quiet mornings unforgettable.
The second cottage was rebuilt as a guest house and garage, moved back from the shoreline to meet zoning requirements. On the first floor, there’s practical space for cars, storage, and even a home office. Upstairs, guests are treated to two bedrooms, a cozy loft for kids, and a bright, open living area with cathedral ceilings. The finishes strike the right balance between modern and rustic – nickel gap detailing, lofty ceilings, and a touch of camp-like charm. It’s designed for gathering, relaxing, and creating memories.
Both the main home and guest house share a cohesive look: modern farmhouse architecture with a twist. Instead of the traditional white exterior, both buildings are clad in a dark finish that blends beautifully into the natural setting. The result feels grounded, contemporary, and right at home by the water.

Lakefront living comes with unique challenges, especially the winds that sweep across the water. Porches and screened-in areas were tucked into more sheltered spots – perfect for enjoying the outdoors without the gusts. Structural reinforcements ensure that dramatic glass walls and soaring spaces can stand up to nature’s elements without compromise.
The finished property strikes the perfect balance: dramatic yet livable, modern yet timeless, expansive yet cozy. It’s a retreat designed not just to look beautiful, but to be lived in and loved for generations to come.
